Access Statement 
Introduction 
St Marguerite B&B is a late-Victorian house located in a quiet street, just off Dartmouth Road, between Paignton town centre and Goodrington Sands. 
Access to the front drive is narrow, but widens towards the building. St Marguerite was assessed as 4 star standard by Visit England in 2010 and 2011. We aim to maintain our 4 star rating when Visit England tightens its assessment criteria in 2012. 
 
 
Pre-Arrival 
St Marguerite is approximately 500 metres level walk from Paignton bus station and approximately 700 metres level walk from Paignton railway station. We can arrange to collect guests from either station with prior notice. There is a taxi rank in front of the railway station, and efficient pre-booked taxis are available.

Arrival & Car Parking Facilities 
There is free on-street parking outside St Marguerite, and we have space for two cars on the front drive of the B&B. Access to the drive is narrow, but widens towards the building. Further parking for one car is available to the rear of the B&B. 
 
The B&B is accessed via a gently sloping driveway leading to the main entrance. To reach the doorway, there are two six inch (15 cm) steps followed by a flat apron, then followed by two further six inch (15cm) steps. 
 
Arrival at the B&B is between 16:00 and 20:00, arrival outside of these times by prior arrangement. Please ring the doorbell upon arrival as the front door is usually kept closed. 
 
Assistance is available for luggage etc. Please ask upon arrival if help has not already been offered. 
 
 
Main Entrance & Reception Area 
The reception area of St Marguerite is a completely flat, Victorian tiled hallway leading directly to the lounge, dining room and the downstairs bedroom. 
 
 
Public Areas - Hall, Stairs, Landing 
The hallway is a flat Victorian tiled space with sufficient width for a normal wheelchair if required. The hallway leads directly to a carpeted staircase to the upper floors. Access to Room 2 is via a further two steps in a straight line from the main stairway. Access to Rooms 3, 4 and 5 is via four further stairs following a 180 degree turn at the top of the main staircase. All stairs are standard depth treads. Room 6 is accessed via an additional staircase from the first floor landing. 
 
 
Lounge 
The B&B lounge is a large room with a large bay window on the ground floor to the front of the building containing television, radio and CD player facilities. Access is directly from the hallway and is completely flat. The lounge is carpeted with a standard pile carpet. Additionally, there is a flat wool rug in the centre of the room. 
 
Seating consists of two soft upholstered armchairs and a matching three seater settee. Small tables are situated between the seating with table lamps on each table. Additional lighting is provided by means of further mid-level lights and floor mounted uplighters. 
 
St Marguerite is not large enough to have a dedicated guest lounge, however guests are welcome to use the lounge until 4pm and between 7pm and 8:30pm every day. 
 
 
Dining Room 
Our dining room is on the ground floor, to the rear of the B&B, and is accessed directly from the hallway via a flat corridor. Up to six two-seat tables are available, some of which may be pushed together to accommodate larger groups for breakfast . The dining room is carpeted with a very tight piled carpet. A high chair is available for young children. 
 
 
Bedrooms 
St Marguerite does not have any rooms specifically converted for disabled guests. However, we have one double room, Room 1, on the ground floor of the B&B to the centre of the building. This room contains a king size double bed. The room has en-suite facilities consisting of a large shower cubicle with an electric shower, together with a hand basin and toilet. 
 
Rooms 2 to 5 are on the first floor of the B&B. Room 2, to the rear of the B&B, contains a standard double bed. Room 3, to the centre of the B&B, contains a standard double bed and one single bed. Room 4, to the front of the B&B, contains a king-sized double bed and a single bed. Room 5, also to the front of the B&B, is a single room. All rooms have central ceiling lights with dimmers, as well as bedside lights. 
 
Room 6, opened in December 2010, is a single second floor room to the rear of the property with an ensuite shower room. Room 6 has a large single bed and enjoys all the facilities of our other rooms. 
 
All double beds are accessible from both sides. All single beds are three feet wide - we do not have any small single beds. 
 
All first floor rooms (with the exception of Room 5) and Room 6 have en-suite facilities consisting of a shower cubicle, hand basin and toilet. Room 5 has a dedicated shower, hand basin and toilet room across the landing. All first and second floor facilities, whether en-suite or detached, have vinyl flooring and electric showers. Sufficient towels are provided for the number of guests the room can accommodate. All rooms have hairdryers, additional blankets and pillows. 
 
All rooms benefit from free-view LCD television with integral DVD/CD players, and have tea and coffee making facilities consisting of a kettle, mugs, glasses, with sealed tea, coffee, chocolate, sugar and milk supplies as well as a packet of biscuits per person. 
 
 
Additional Information 
In accordance with UK law, St Marguerite is a no-smoking B&B. Guests may smoke on the veranda or in the garden - ash trays will be provided. 
 
We are unable to accommodate any pets. Guide dogs will be accepted subject to prior notice. 
 
We are able to provide refrigeration for drugs and special dietary foods. There is usually 24-hour access to the fridge. 
 
Fire alarms are tested every week by the proprietors, and annually by an approved company. The alarm is a continuous loud bell which can be clearly heard throughout the building. 
 
Mobile telephone reception is adequate throughout the building for most service providers. Free wireless internet access is available throughout the building.

Future Plans 
Considerable refurbishment was undertaken over the winter of 2009/10 in preparation for our application for Visit England assessment early in 2010. All guest rooms and public areas were redecorated, and an electric shower was installed in our ground floor room to improve the shower facility for that room. This resulted in the award of 4 stars from VisitBritain. 
 
Further improvements took place in the winter of 2010/ 2011 to ensure that the guest experience is maintained and improved. This included the opening of a new second floor ensuite single room, improvements to several shower rooms, and complete redecoration of our lounge. We aim to maintain our 4 star rating when Visit England tightens its assessment criteria in 2011/2012.
